Application process:

• Every resident 18 years and over must complete an application and pay an application fee. If your application comes back approved with conditions, additional funds may be required.

• All deposits must be paid with certified funds.

• A refundable deposit will be charged per pet.

• We are not able to accept the following pets: German Shepherds, Dobermans, Pit Bulls, and Staffordshire Terriers, Wolf Hybrids, Akita's, Alaskan Malamutes, Presa Canarias, Husky's Chows or Rottweiler's

• Your credit history will be checked.

• Criminal background history will be performed.

• If accepted, a copy of your Driver License and Social Security Card will be retained for our records.

• Any false information will be constitute grounds for rejection of application.

• A credit score of 600 will be required for acceptance

• Property is accepted in AS I S condition before acceptance of application.

The deposit will need to be in the form of a bank check or money order. We will need one for the deposit and a separate one for the first month's rent. From this point on, (If Approved) your future rent can be paid with a personal check, cash or credit card. Once we have received your deposit, the property will be taken off the market.

If the applicant is approved but fails to promptly enter into the lease agreement or fails to move in on the agreed upon date, the deposit will be retained by the owner as liquated damages.

Income verification:

Income amounts must be verified in writing, Applicant (s) may provide (4) recent pay stubs If Applicant(s) is self - employed, then the most recent tax returns must be provided Supplemental Income must be verified in writing
Rental History:

Applicant (s) must have (24) or more month's verifiable rental/mortgage history during the past three (3) years.

Applicant (s) must have no lease violations requiring legal notice.

Applicant (s) who rented from a private landlord must provide 6 months canceled checks or money order receipts made to the private landlord.

Credit Score:

Applicant(s) must have a satisfactory credit rating with a beacon score of 600 or higher.

Criminal History:

A criminal record report will be run on all Applicant(s)

Applicant(s) must not have a felony record that was adjudicated guilty or had adjudication withheld for the past 7 years, or any conviction of any length of time for any drug related, arson related crime or any violent crimes against person or property.

No Misdemeanors with in the last 3 years, except for the traffic violations.

Any criminal record activity that could be deemed harmful or threatening to the health and safety of an individual, sexual related, murder related, the rental property, neighborhood or property of others will be grounds for denial regardless of time.

Pending charges or outstanding warrants for any of the above will result in a suspension of the application until charges are resolved. Properties will not be held off market while awaiting resolution of pending charges.

Eviction/Broken Lease:

Applicant(s) must not have been evicted or moved out without notice from any residence for the last 5 (five) years.
